Drilled, monolithic grillage.
The outer walls are from 25 cm of silicate blocks and bricks, insulated according to the project with a layer of styrofoam. The facade is combined: the base is tiles, part of the facade is covered with decorative plaster, painted, and part of the 5th and 6th floor is covered with tin.
inner walls and partitions
Building's outer walls are covered from the inside with gypsum plaster. Inner partitions are built from 10 cm thick double plasterboard. Sanitary unit partitions are made from 10 cm thick AEROC blocks and plastered from room side only.
Ceiling is made from monolithic reinforced concrete.
Floor base is made from cement with sound and heat insulation. Flooring is not installed. Floors are not concreted in the sanitary unit.
Installed wooden windows, 3 glasses, two-chamber, opened from various angles. Internal window sills are not installed.
Installed entrance doors to the apartment - armoured, insulated, with two locks.
Installed according to the project. Flooring – concrete and unvarnished wooden terrace boards.
TV, computer networks
Channels are laid according to the project (without cable) and boxes installed in walls for telephone and computer network installation (sockets are not installed). Telephone and computer network cables are installed by the providers of these services, (AB Telia) after signing individual contracts with the apartment owner. General video surveillance is installed in the building and the underground garage. The video can be watched (only after signing a contract with Telia regarding the use of internet) via computer by connecting through a shared server. There are communication cabinets installed on each floor. Channels are laid according to the project from the communication cabinet to the apartment rooms (without the cable, the cable is installed by the providers of these services), and boxes are installed (sockets are not installed). Cable TV network cables are installed by the provider of these services, AB Telia, after concluding an individual contract with the apartment owner. General TV antenna will be installed in the building.
Call and communication panel with a code stairway door lock is installed at the entrance door to the stairway. A button is installed for opening the door when leaving the stairway to go outside. An intercom handset with a door opening button is installed in the apartment. Possibility to acquire a video intercom handset.
For building heating, a two-line, forced circulation, collector heating system with individual heat metering is installed in each apartment. Heating source - central heating from the city's networks. Hot water is prepared in the boiler room. Underfloor heating with a wired system and room thermostats in each facility are installed in the apartment. Smart wireless Danffoss link heating control can be installed for an additional fee (500-700 euros). Heat metering devices are installed in stairway cabinets. Heating system's main pipelines are steel, while pipelines laid from the collectors to the heating devices are plastic, hidden in the floor constructions. Electric coil is designed (not installed) in the sanitary unit facilities. Building's general heating system metering is installed in the basement.
The apartment provides individual 125 mm ventilation passages intended for connecting the exhaust hood. An exhaust hood purchased by the buyer must not exceed the air exhaust amount standard provided in the project. Central recuperator will be installed in the building's basement for room ventilation, and will provide and remove air from the rooms all year round. The building's administrator will maintain and operate the recuperator. Air supply and exhaust inlets, passage for the exhaust hood and WC are installed above the entrance door to the apartment or to the WC facilities (depending on the project). The buyer must acquire and install ventilation pipelines, connection to the exhaust hood, WC ventilator and diffuser for regulating the air supply flow when finishing the apartment according to the added project of the ventilation part.
water supply and sewerage
Household sewerage is connected to the city's networks. Pipelines – plastic. Extension to the kitchen, bathroom and WC through hot and cold water inlets without laying down connections to the devices (devices are not installed). Hot and cold water supply pipes are of three layers. Extensions to the devices according to the project are installed by the Buyer or the Seller for an additional fee, if the Buyer provides a sanitary unit distribution plan on time. Water metering devices are installed in the stairway cabinet. There is also a general building's water metering device installed in the basement, in the water inlet facilities. Hot water preparation is carried out in the heating unit.
A distribution board with an induction machine, group automatic switches and leakage current relays are installed in the hall of each apartment. Electrical installation for sockets, switches and lights is laid according to the project. Socket and switch boxes are installed in the walls (sockets, switches and lights are not installed). A box for connecting the electric oven is installed in the kitchen. Wires and cables used for the installation are copper, installed to be hidden. Electricity metering devices are installed in the basement, in a separate facility.
Installation of access roads, installation of pavement blocks in the yard, installation of a lawn and planted greenery, installation of children's playground.
Storage facilities with brick partitions, tin doors with locks and electric lighting are installed in the basement of the building. Entrance to the storage zone is possible from the underground parking lot.
Underground parking spaces are installed according to the project. Internal walls and ceilings are made of brick, not plastered. Flooring - concrete. Outdoor above ground parking spaces will be sold as an object - parking space.
Entrance doors to the stairway are made of aluminium with a glass unit, and with an installed code lock. Internal wall finish – painted decorative plaster, ceiling – putty, paint or decorative plaster. Lights and heating devices are installed. Stairs are covered with terrace tiles, stairway landings are terrace or covered with stone tiles. Railing – metal with armrests.
During property transfer to the Client, the Builder shall have the right to not fully finish the following works: 1. final finish and installation (wall/ceiling painting, installation of lights, heating devices and motion sensors/switches, railing armrests, mailboxes, intercoms, parking space numbering, installation of fire protection panels, etc., that might be damaged when the Clients carry out the finishing works of their facilities due to material transportation through the stairway, or the security of the installed materials/products/wares will not be ensured) of the communal area; 2. installation of final amenities; All these above mentioned works will be carried out during the period when the Clients will carry out the full finishing works of their apartments, and will be complete by the Builder at the time indicated in the contract prior to the date of receiving the building's construction completion act. If, due to the meteorological conditions, the time is not suitable for completing the landscaping works (laying of pavement blocks, planting greenery, planting grass), the Builder shall carry out these works later, i.e. until 2018 11 30 (a letter of guarantee is issued for these works) and this, as agreed by the parties, is not a condition for the Client to not sign the apartment work acceptance-transfer act.
